The five-year cost of artificial and natural grass in Dubai
Should I put artificial or natural grass in my Dubai garden, what does each cost over five years, and does artificial turf get too hot in summer?
Contractors advertise artificial turf at AED 65 to 130 per square metre supplied and laid (EagleTurf's February 2026 guide overlapping Dubai Clean's April 2025 page), and natural lawn at AED 35 to 80 per square metre (Agro Turf, March 2026, and Real Estate Club Dubai, June 2026, publishing that range independently). Natural grass is cheaper to lay and far dearer to keep: at the 12 litres per square metre per day The National reported for UAE turf in peak summer, a 100 square metre lawn draws about 36 cubic metres a month, roughly AED 580 to 590 on the current DEWA tariff plus the 2026 sewerage fee. Over five years the water decides it, not the install price.
What each one costs to lay
EagleTurf's February 2026 guide advertises artificial turf at AED 65 to 145 per square metre supplied and laid; Dubai Clean's April 2025 page advertises AED 60 to 130, banded by grade. Where two independent contractors overlap is where real quotes tend to land, and that overlap is AED 65 to 130 per square metre. Agro Turf and Real Estate Club Dubai publish the same natural lawn range without citing each other: AED 35 to 80 per square metre installed.
| Item | Advertised range | Source |
|---|---|---|
| Artificial turf, supplied and laid | AED 65 to 145 per sqm | EagleTurf, February 2026 |
| Artificial turf, supplied and laid | AED 60 to 130 per sqm | Dubai Clean, April 2025 |
| Artificial turf, supplied and laid | AED 80 to 200 per sqm | Real Estate Club Dubai, June 2026 |
| Natural lawn, supplied and laid | AED 35 to 80 per sqm | Agro Turf and Real Estate Club Dubai |
| Natural lawn by species (Bermuda, paspalum, Zoysia) | AED 55, 70 and 80 per sqm | Green Beetle, September 2026 |
| Natural turf rolls, supply only | AED 10 to 16 per sqm | Easy Gardens, undated |
Why the published prices do not agree
Much of the disagreement between the pages you will find is about units, not money. In imperial, AED 65 to 130 per square metre is AED 6 to 12 per square foot, my own conversion at 10.7639 square feet to the square metre. No source I could verify publishes a credible per square foot rate for Dubai.
Scope explains the rest. Real Estate Club Dubai's AED 80 to 200 sits above the other turf ranges and does not separate material from labour. EagleTurf's AED 25 to 45 for laying alone covers clearance, excavation, sub-base, membrane, seaming, infill and grooming. When one quote is half another, ask which line is missing.
What the water actually adds to the DEWA bill
Dubai's residential water tariff is set in fils per imperial gallon by Executive Council Resolution No. (16) of 2011 on the Dubai Legislation portal. DEWA moved billing to cubic metres from the March 2025 cycle, announced by the Dubai Government Media Office on 9 February 2025, and the same rates read AED 7.699, AED 8.799 and AED 10.118 per cubic metre.
DEWA's slab tariff page carried a fuel surcharge of AED 1.100 per cubic metre in July 2026, and that figure moves month to month with fuel prices. The sewerage fee is the one people miss: Decree No. (1) of 2015 set it at one fils per gallon of metered water, and The National reported on 5 November 2024 that it rises to 1.5 fils in 2025, 2 fils in 2026 and 2.8 fils in 2027. Two fils a gallon is AED 4.40 per cubic metre, since a cubic metre holds 219.9692 imperial gallons. Several DEWA calculator sites give it as roughly AED 0.44, wrong by a factor of ten. Irrigation water carries it in full, although none of it reaches a drain.
Add them. For a villa above about 54 cubic metres a month, normal once there is a garden, one extra cubic metre costs AED 10.118 in water, AED 1.10 in surcharge and AED 4.40 in sewerage, plus 5 per cent VAT: AED 16.18 to 16.40. The spread is whether VAT applies to the sewerage fee, which I could not confirm.
The one Gulf consumption figure I could source is 12 litres per square metre per day at peak, reported by The National on 29 November 2019 quoting a spokesman for The Sustainable City. On 100 square metres that is 36 cubic metres a month, or AED 580 to 590.
- Measure the lawnIn square metres, and only the area under grass.
- Apply 12 litres per square metre per dayA peak rate. A shaded lawn uses less, and no UAE source says how much less.
- Convert to a monthLitres divided by 1,000, times 30. A 100 square metre lawn gives 36 cubic metres.
- Check your slabThe top rate starts above about 54 cubic metres, where a villa lawn sits.
- Price it at the marginal rateAED 16.18 to 16.40 per cubic metre in 2026, all four charges together.
Nobody publishes the winter figure, so an honest annual cost cannot be taken from published sources. The table below applies the peak rate to all twelve months, an upper bound. One published figure is worth setting aside: Real Estate Club Dubai's June 2026 guide puts a garden-and-pool villa's water portion at AED 2,800 to 3,800, but on the 2011 tariff and the 2015 decree as amended, 150 cubic metres produces about AED 2,320. On pools, see our guide to pool costs and running costs.
The five-year comparison, on 100 square metres
| Over five years | Artificial turf | Natural lawn |
|---|---|---|
| Laying the surface | AED 6,500 to 13,000 | AED 3,500 to 8,000 |
| Irrigation system | Not needed | No agreed figure (see below) |
| Water, peak summer month | Nil | AED 580 to 590 |
| Water, five years at peak rate | Nil | About AED 34,900 to 35,400 |
| Replacement inside five years | Economy grade only (EagleTurf: 3 to 5 years) | None, if the species suits |
| Subtotal, before maintenance | AED 6,500 to 13,000 | About AED 38,400 to 43,400 |
Break-even is arithmetic, not a claim. At the widest gap between the advertised ranges, artificial turf costs about AED 9,500 more to lay on 100 square metres. Water at the upper bound runs AED 6,990 to 7,085 a year, so that premium repays in about sixteen months. At half the upper bound, about thirty-three months. No published source tells you which you get.
The natural column drifts upward too. On The National's reported schedule the sewerage fee goes from 2 fils a gallon in 2026 to 2.8 fils in 2027, AED 4.40 to AED 6.16 per cubic metre. On 36 cubic metres that is about AED 63 more a month.
The irrigation row is blank deliberately. Agro Turf prices a full automated villa system at AED 15,000 to 55,000 for a garden around 500 square metres, plus AED 4,000 to 9,000 for a booster pump. Real Estate Club Dubai puts it at AED 8,000 to 15,000 and upward. The two do not overlap, and neither states enough scope to reconcile them.
Does artificial turf get too hot in a Dubai summer?
No authoritative source publishes a surface temperature measurement for artificial turf in a Dubai summer. Not a study, not a municipality test, not manufacturer field data that survives checking. Anyone handing you a figure in degrees is quoting something uncited.
What it turns on is knowable: pile colour and density, the infill, how much of the day the area sits in shade, and the hour you use the garden. A west-facing lawn with nothing over it behaves nothing like the same product under a pergola. Residents who live with it contradict each other in public, which is the signal.
So test it. Ask for a sample large enough to lie flat, put it on your own paving at two in the afternoon in July, and touch it. If the garden is for children or dogs, let that decide, and design the shade in rather than hoping the product solves it. Shade is a landscape design decision.
EagleTurf's February 2026 grades put economy product at 3 to 5 years, mid-range at 8 to 12, premium at 15 to 20. Those bands come from a company selling the expensive end, so read them as a plausible sales position rather than tested data. Economy turf can fall due for replacement inside five years.
Which natural grass survives here
The grasses that hold up are warm season species. A 2018 paper in the Journal of Plant Nutrition comparing bermuda and paspalum types under saline irrigation sets out the group Gulf landscapers work with: Cynodon (bermuda, commonly Tifway 419), Paspalum vaginatum (seashore paspalum) and Zoysia. Paspalum's advantage there is salt tolerance. Green Beetle's price list offers three species, and only those three.
On timing, I could not verify an agronomic authority for a Dubai planting window. The advice that circulates, plant in October so roots establish through the cool months, sits on nursery blogs with nothing behind it. Ask whoever lays the lawn to commit in writing to replacing whatever fails.
Maintenance, and who pays the gardener
Maintenance is the messiest item here. Royal Plantscape's live rate card offers two visits a month from AED 250, rising to AED 1,200 a month for three or four visits a week, and Flowery D's May 2026 guide prices by garden size at AED 300 to 900 a month. Real Estate Club Dubai instead asserts AED 200 to 550 per visit, and Agro Turf says contracts run AED 800 to 3,500 a month. A rate card is a live commercial offer; an estimate about other firms is not. Plan against AED 250 to 900 a month. No source prices an artificial lawn separately; every rate card treats the garden as one job.
On who pays the gardener in a rented villa, I could not find a published rule that decides it. The tenancy agreement does. The certainty is mechanical: if the DEWA account is in your name, the irrigation water is on your bill whoever holds the hose. Our guide to changing a rented property covers agreeing that before you sign.
Who each option actually suits
Artificial turf suits small courtyards where a lawn would never establish, roof terraces where soil weight is structural, gardens nobody will maintain, and households that leave for the summer. Our roof garden in District One is that shape of project.
Natural lawn suits gardens in daily use by children or animals, plots large enough that a synthetic surface reads as a carpet, and owners willing to pay AED 580 to 590 a month at peak for something cooler underfoot. It needs working drainage and the lawn zoned off the beds, a common fault in existing villa gardens. Both approaches appear in our landscape work at Damac Hills and Dubai Hills.
The decision that costs most is the one taken surface first. Settle use, shade, drainage and irrigation zoning, and the grass question answers itself. To have that worked through against your own plot, send us the details.
